About the Champaign and Urbana Real Estate Market

WE'RE ALL ABOUT PEOPLE HERE

We don't have Oceans or Mountains ……but we got plenty of corn and soybeans…so get over it! And guess what it is flat here!

Hopefully, you won't faint coming in on those small planes at Willard Airport. You'll appreciate the ride at a later time. The next time you get ready to fly away you'll be impressed with our "little Illini" airport and the service. You can get up about an hour prior to take off and have the ticket lady prepare your ticket, take your luggage, and actually seat you on the plane. Now that's service!

Don't worry about navigating around our little community. Give yourself half a day and tour the town streets. Just follow one rule. If you wind up in a cornfield or soybean field…. just turn around and head back to town. We haven't lost anyone yet. Once you learn the 10+ major streets (Prospect, Mattis, University, Vine, etc) you can drive in less than 15 minutes going North to South and East to West. You will eventually learn about our easy highway access: Three interstate highways, I-74, I-57, and I-72 crisscross Champaign County.

It's about now you're starting to sense how wonderful the people of the Midwest are…. We move a little slower here…. so don't be honking your horn at someone at a stoplight…this is not the East or West Coast here. We operate under the less than one-minute traffic jam. People go to work around 8:00AM and start going home around 4:30PM so be nice during those times. Relax you will begin to appreciate the short commute time for most people between job and home.

Worried about the latest fashions. Give it up! Market Place Mall and Lincoln Square have plenty of shops/stores ready to take your time and money. If you're feeling desperate you will soon figure out that Champaign/Urbana is centrally located in Illinois and in the triangle of three major commerce centers---Chicago, Indianapolis and St. Louis

I suppose you think we can't grow anything around here except corn and beans. Well you're wrong. We know a lot about growing flowers. So stop and smell the ROSES in our plentiful and beautiful parks around our clean cities.

Okay, so what's really the major draw to this "shampoo banana" community? The University of Illinois remains the community's largest employer and major draw. There's more than enough to do with the Krannert Center and the various events that go on campus, (and) athletic events. Rule two comes in place now. You need orange and blue clothing on game days…or no one will speak to you. Probably not a good idea to say you're a Michigan, Purdue, or any other team fan once you begin to settle in here. Get out to those tailgates, shake a few hands, and drink some beer so you can fit in…and you will be happier!

Housing, despite increasing demand in this growing community, is both plentiful and affordable, whether you prefer a turn-of-the-century farmhouse or a home in a new subdivision. Our average sales price keeps increasing every year and is currently around the $145,000 mark. It probably would be higher if we had a lot of trees…but we don't so don't ask for a bunch of trees in your yard.

Health care and education ranks high on the scale of what's important to residents of Champaign County. When you're feeling ill you'll find comfort in our health care facilities of Carle Foundation Hospital and Provena Covenant Medical Center, and Christie Clinic Association. Educational facilities, faculty and equipment are among the best in the country. I'll be happy to arrange personal tours and interviews with teachers and principals in any of our fine schools during your visit to our community.

Now, I can go on and on about what a nice place it is to live here…. but you need to just give us a try. Bring your whole family and find out what a great place this is to raise your children and grandchildren. In a few years we will probably see you at the Sweet Corn Festival telling all your friends how grateful you were in making Champaign/Urbana your new home.

P.S. Dear Consumer,

If you're in the market to sell your home, OR purchase a home, there's something you should know…

All Realtors Are NOT The Same!

Your decision to place your home for sale involves more than simply running an ad, holding a few open houses, and waiting for the sales proceeds check. And your decision to buy a home clearly involves more than looking at 2 or 3 homes, making an offer, and moving in.

Hiring the wrong Realtor can mean the difference between making or losing money, selling or buying quickly or taking a long time, a trouble-free transaction or a living nightmare.

Unless you have experience interviewing people, and Realtors in particular, you won't always know what questions to ask. Further, you won't always know what answer will best suit your needs for buying or selling. So call or email me for my list of 12 Powerful and Insightful Questions You Should Ask A Real Estate Agent Before You Sign Anything!

Request my Free Relocation Package. It's packed full of useful and important information about the Champaign/Urbana and surrounding Illinois area. Don't move here without it! Remember: I'll send it to you for free and without obligation. Just fill out the form and I will send it right out...
