Ways to Take Care of Your Champaign Home this Winter

Although winter is slowly winding down, there is still a chance for more snowfall in the Champaign-Urbana area before the season is through. It is important to protect your home during these cold winter months to make sure that you do not have any lasting problems into the future. Before and after the next snowfall, examine these areas where damage can occur and take measures to prevent and correct any potential issues. Doing so will keep your Champaign-Urbana home looking and working its very best!

 

Driveway and sidewalks. Ice and snow on concrete can lead to cracks. On top of that, it makes for hazardous walking conditions for your family and your guests. Be sure to remove all ice and snow immediately. Use eco-friendly gravel or salt to melt ice and remove those slippery areas.

Dead, large branches. Large branches that hang over your home, garage, or yard can cause serious damage. When the branch is dead, it can easily break away under heavy snow. On nicer days, go outside and cut away these branches to avoid any potential problems.

 

Roof. Large accumulations of snow on your roof can lead to cracking. This can turn into water leaking into your home and causing damage. After the snowfall, make sure to remove any areas with heavy accumulation. Also, check inside your home for water spots or bends that could indicate that the roof has already been damaged this season. If you find any problems, hire a professional to fix it as soon as possible.

 

Foundation. Moisture can enter into your foundation if there is too much ice and snow up against your home. After the snowfall, be sure to shovel around the base of your home. Also, check inside your home to make sure that there aren’t any new cracks.


Pipes. Pipes will burst if they become too cold. This can lead to a huge expense if they do due to flooding. Always keep your home’s temperature at least at 55 degrees. Add insulation to the pipes if they feel cold to the touch.

But before you start packing the moving truck to head over to your new address, it is important to take one last look at your potential new home….this time with a Home Inspector!

 

A home inspection is an important step to protect the buyer. It allows you to find out about any potential structural or mechanical issues with the home. It will help you determine whether or not you want to move forward and close on the home or if you need to renegotiate the agreement with the seller. No matter what is revealed in the home inspection, it is important to remember that knowledge is power and you are getting the necessary assurances for your investment. Before the inspection

 

Your first step is to find the best home inspector for the job. In order to do so, you should interview several different inspectors to discover their background and areas of expertise. Ask to see their past inspection reports. If you find one with a highly detailed report that offers recommendations for found issues, they are a keeper. During the home inspection.

 

The inspector will spend several hours examining the home. They will look at the physical structure of the home, including roof, ceilings, walls, doors, windows, and floors, as well as mechanical and electrical systems. The plumbing and major appliances will be reviewed. It is highly recommended that you attend the home inspection. This allows you to find out about issues as they are find and ask any questions. There is one important thing to remember during the home inspection. It is not a total x-ray of the home. There are still some issues that can remain hidden within the home or that the home inspector simply isn’t qualified to recognize. Keep this in mind as you continue to budget for your new home. While you can renegotiate your deal based on the findings of the home inspector, you should still expect some potential costs once you move in.

 

After the inspection.

Review the home inspection report. Discuss the findings with your realtor to determine how your deal can be renegotiated if issues were find or if it makes more financial sense to walk away from the home and find a different property.

Vengeful Valentines Murder Mystery Dinner

Daddy Daughter Dance 2017: Under the Sea

Fathers and daughters will love a night of dancing, food, and fun at the Hilton Garden Inn. There will be a full dinner. All girls will receive a goodie bag. Educational review website Niche recently ranked 404 school districts within Illinois to find out which were the best of the best in 2017. The website looked at several key factors from the U.S. Department of Education and reviews from millions of Niche users. The factors looked at included academics, athletics, teacher quality, diversity, resources and facilities, administration, and more.

 

Once the results came in, 4 area school districts came in the top 85! 

 

#30 Mahomet-Seymour Community Unit School District 3 | Mahomet

 

This school district received an overall Niche grade of an A. It earned top grades for academics, teachers, and college readiness. It also ranked high in the areas of clubs and activities, administration, health and safety, sports, and food. Mahomet-Seymour Community Unit School District 3 was ranked as the 24th best district for athletes in Illinois!

 

#33 Monticello Community Unit School District 25 | Monticello

This school district received an overall Niche grade of an A. It earned top grades for academics, teachers, and health and safety. It also ranked high in the areas of clubs and activities, college readiness, and sports. Monticello Community Unit School District 25 was recognized for being the 20th Illinois school district with the best teachers!

 

Other area school districts that ranked high in our area include (#78) Urbana School District 116 | Urbana and (#85) Champaign Community Unit School District 4 | Champaign.

21st Annual Festival of Trees

Election Day, November 8th, is here! No matter which candidates you are voting for this year it is important to have your voice heard! It is one of the great freedoms that we get to enjoy in this country. There is still plenty of time to get to the polls today. All polls in Illinois will be open until 7:00 pm. As long as you are in line by that time, you will be allowed to vote. Make sure to bring a valid form of identification.
