The Champaign IL Land Connection Farmer's Market Update!

It's hard to believe that we are in our inaugural year of the Champaign Farmer's Market because it is going strong already...as if we had been here for years!  The people of the Champaign/Urbana area had been wanting a Farmer's Market that was central to the downtown Champaign area for quite some time, and boy are they showing their support!

Personally, I couldn't be happier. The vendors are all exceptional, the produce is absolutely amazing and all the products that have been brought to the market are truly incredible. Whether you are looking for fruits & vegetables, meats, fish or poultry, or the wares of the many talented artisans that set-up in the market weekly...you will never be disappointed!  The quality and care that is put into every single item in this Farmer's Market is evident at each of the Vendor's booths.

Right now is Strawberry season in Champaign County! Are you a berry lover? You must come on down to the market tomorrow and try some of these scrumptious berries. I take them home and eat them just as they are...although I do know that some people prefer to use them to bake some yummy items or turn them into jellies and jams. I'm all for that too!  And if you'd like to drop some off, I'd be a very happy recipient, I'm just not very good at doing all of that stuff.

Purple Kohlrabi and Tomato's have made a show the last week and are anticipated in larger quantities this week.  All in all, I can't wait to stroll through the market and check out all the goodies that await.  

If you get the chance, make sure to come downtown and take a look.  The Market takes place every Tuesday from 4:00- 7:00 pm in Parking Lot M at 310- 330 N. Neil St, downtown Champaign IL.  If you need directions, give me a call, I'd be happy to help you along your way.

YES IT'S BACK!!!

COME TO THE LARGEST SODA TASTING IN AMERICA

The mission of the festival is to expand your taste bud's exposure to flavorful soda pop while providing a unique festival experience with the backdrop of Main Street USA Americana; inviting to young and old bringing generations upon generations back to downtown America 

HOW IT WORKS: Tasting Soda is only a quarter each, but there are VIP tickets available for you Fizz Heads out there.  The ticket includes a commemorative tasting glass and UNLIMITED soda tastings through the day, plus a bag full of goodies from the sponsors!

It doesn't stop at soda.  This fest promises to bring out the inner foodie in all of the attendees, with award winning BBQ, wood fired pizza, all natural meats and more.  There is also a BBQ cook off for the die-hards.  

MORE:  This year there will be 2 Car events, a CU Folk and Roots Festival and loads of kids activities!  The kids will even have inflatable games that are interactive, provided by our very own Orpheum Children's Museum!  Balloon artist- with Massive bubbles,since it was such a huge hit with kids in 2014, even a concert for the kids will be performed.

Thirteen Thursday's are Back in Campustown!

They're back starting this Thursday, May 21st.....Thirteen Thursday's!  School may be out but the fun is just about to begin! New this year are the Live Performances and Family-Friendly events. Plus, this year starts out with a CAMPUSTOWN TREASURE HUNT sponsored by Busey Bank.

How to play:  Just follow the "Clues" on Twitter @Campustown starting at 5:30 pm on May 21st.  Then find the commemorative hald dollar silver coins and gift cards hidden in select locations throughout Campustown.  You can only get the "Clues" on Twitter!  The "Clues" will be tweeted throughout the evening...so you'll need to pay attention, and keep working your way through Campustown to find the Silver Coins to WIN!

5 Tips for Selling Your Champaign/Urbana IL Home:

The spring home selling season is well under way in Champaign/Urbana IL. If you have chosen to put your home on the market there are a few things you can do to make sure to you get the most Home Buyers coming through the door, and more offers coming on your home.

 Here are 5 simple tips to help with selling your Champaign/Urbana  Home:

CURB APPEAL

This is the "Welcome Mat" so to speak, of your home. As soon as your prospective buyer drives up to your home, they are developing their first impression. This will set the tone for the rest of their visit, so make sure it is a good one. Make sure the lawn is cut and the shrubs & trees are trimmed. If you have a porch, set out a nice colorful potted plant(s), a chair or two, new welcome mat and make sure your windows are sparkling clean. Let them know you take care of your home and let the entry way give off a welcoming vibe.

REAL ESTATE TEAM

The most important piece is this! Even if you've done everything possible in your home to get it ready, if you aren't partnering with the right agent or team, you aren't going to get what you're looking for. You need the experience, local market knowledge, the ability to price a house correctly and the Real Estate marketing savvy that comes from the right Real Estate Agent partnering with you to sell your home. A great agent will spend time on the photos, marketing and doing what is necessary to get your home seen, and the buyers in, to get your home sold.

GET ORGANIZED

Don't underestimate the power organization has in selling your home. You must organized every room, closet, cabinet and basement. And not even just organize, you'll want to remove probably half of what you have in these places right now.  If you decide you're going to keep what is there, that is. Moving is a great time to get rid of things that haven't used and are gathering dust.  But if you really must keep them, then you'll want to either rent a storage unit or pod and remove them from the home.  This way you're allowing your potential buyers a view of what they will be able to do with the space...not see what you've done with the space...leaving it looked crammed and small to the buyer.

HIDE SIGNS OF PETS

Whether you have a single pet;  dog or cat. You need to make sure you hide any and all signs of them.  It doesn't matter if you are extremely neat with your pets, or if your potential buyer loves them, you still need to hide the fact that you have them. That means food,  food bowls, and toys out of site. Secondly, before the home ever goes on the market you need to have your floors professionally cleaned of any stains or pet odors. Nothing will turn a buyer away quicker than pet odors and stains.

WISE UPGRADES

If you don't have a lot to spend then you need to focus on the essentials!  Freshly painted walls are always a must. Other cheap upgrades that pay-off big rewards are new cabinet & door hardware, new light fixtures, refinish hardwood floors (if they are in good general shape), paint old kitchen cabinets, new kitchen sink, etc. Small upgrades in area's of the house that are used most often, often have the highest return on investment. 

Bottom line, make sure your home is ready for the market when the sign goes up. You get ONE chance to make a first impression...Make it a Good One!

April saw gains in the Existing Home Sales Market of Owner Occupied Homes by 11.4%, in fact owner-occupied buyers accounted for 63.2% of all residential single family home and condo sales in the first quarter of 2013. This is a switch in the marketplace, especially in places like Champaign/Urbana from the investor sector of the market.

WHAT IS GETTING LOW? Listings spent 10 fewer days on the market in April than in March and are expected to spend even fewer days in May!

HOW BAD DO YOU WANT IT? When a market is moving this fast, you need to decide a few things up front right away. Seventy-eight percent of home searches start on the Web, and 90% of buyers use the Internet at some point during the search and buying process.  Review's show that traffic, searches, and listing views are up more than 35% over last year. 

With 3 million jobs created and close to 1.5 million new households formed in the past 12 months.  More & more people want a new Champaign/Urbana area home of their own, and they want it now and they want it bad. The only bad news is that inventory is low, so finding the "home of their dreams" is going to be hard....testing their patience! Does Your Champaign/Urbana Home Have Curb Appeal?

You've heard the old saying.."Don't Judge a Book by it's Cover", well  this rule simply DOES NOT apply in the Real Estate Market! A good looking face isn't just memorable, the exterior of your home can make or break a sale! It can be the difference between you getting your asking price or settling for much less. First impressions are everything in the Real Estate business. According to the National Association of Realtors;  63% of people will stop by to view a home they found and liked online.  What will they see? Sometimes only the front of the home, driveway,landscape....the facade of the house. Meaning you have to focus just as much attention on the outdoor impression of your Champaign/Urbana home as the indoor. You want the Home Buyer that sees your Home online or driving by, to call you up and make an appointment to see the inside of your home. A GREAT FIRST IMPRESSION is what is needed so that potential Home Buyer says WOW...I NEED TO SEE THE INSIDE OF THAT HOME!

So check out these simple, but low-cost, home improvement tips that create great Curb Appeal!

1. Bring a Splash of Color to your Front Door. Make your front door & whole house stand out from the others by giving it a bold blast of color. If you have a solid wood door that's in good condition you can prepare it to paint a new color, if not buy a new door in an already bold color and forego having to do any of the painting yourself.  Then choose a fantastic door fixture.  Finish with a nice wreath, swag or other ornament that reflects your personal style.

2. Install Outdoor Lighting.  Any type of low voltage landscape lighting provides a big impact on curb appeal and gives the added benefit of safety & security to you and your guests. It is also an added value when selling your home. 

3. Container GardensMany times we hear from Cheshire Homeowners that they don't have the time or space to put in flower beds or landscape gardens. This is where Containers Gardens are excellent! You can buy ready-made containers or create your own. You can use varying sizes and styles of containers and of plants and flowers to give your garden an asymmetrical look. It gives you such a unique look with a personal stamp and you can use these containers in the yard or on your porch.

4. Window Boxes. An easy way to bring Curb Appeal to your home, as well as whimsy & charm, are window boxes! Just remember to choose copper or iron for a more traditional look and painted wood for a cottage feel. Flowers should be mixed and matched to suit lighting and color schemes.

5. Outdoor Art! We love this category! So many things can be art to different people, but we'll keep it in the basic range.  The key is to choose pieces that complement your home's natural color palette and exterior elements. Water Fountains, Birdbaths, sculptures, and wind chimes are good choices for outdoor art. In fact, water sculptures can serve a dual purpose functioning as yard art and allowing the burbling sounds to soothe;  making hot days seem cooler.

6. Keep your Lawn & Greenery Manicured. One of the cheapest and easiest things you can do is keep your grass mowed and your shrubs and trees pruned and trimmed regularly. Nothing looks better than a well manicured yard and it also shows your attention to your homes maintenance, which in turn let's your prospective buyer know that you "Care" for your homes exterior. That's important because if you Care for your home's exterior, the logical conclusion would be that you MUST CARE for your Home's Interior. Therefore, they will be calling to set up an appointment to see your home.

Mortgage Rates Heading Toward Historic Lows

Mortgage rates fell again this week and continue to trend downward, inching closer to historic lows. It is the third consecutive week in which home loans saw a decline, according to the latest survey by mortgage buyer Freddie Mac. However, the week-over-week change in home loans was minimal or “rangebound,” to use mortgage industry-speak.

The average rate for a 30-year fixed loan saw a minor change, moving slightly down from last week’s 3.43% to 3.41%. As it stands, loans are now just .1% away from the historic low reached in November, 3.31%, which was the lowest average for a 30-year fixed dating back to 1971.

The relatively static change can likely be attributed to continued stabilization of U.S. economic conditions. The bond market has especially benefited from uncertainty in the stock market, a relationship that will continue to have a dramatic effect on mortgage rates moving forward, according to mortgage expert Al Bowman:

This leaves the stock markets to be the biggest influence on bond trading and changes to mortgage rates. If we see sizable stock gains, bonds will likely be pressured, leading to slightly higher mortgage rates. On the other hand, if the up and down pattern in stocks continues tomorrow, we are due to see the major stock indexes in negative territory. If that is the case, we should see a positive morning in bonds with a slight improvement to mortgage pricing.

The 30-year fixed wasn’t the only loan to see a slight dip. The average rate on a 15-year fixed mortgage also fell marginally, creeping slightly downward from last week’s 2.65% to 2.64%, which is now just a hair above (.01%) above the historic low.

Additionally, hybrid 5-year adjustable-rate mortgage went down from 2.62% from a week ago to 2.60%. The 1-year ARM, however, saw a slight increase week-over-week, moving up to 2.63% from last week’s 2.62%.

While some attribute the continued decline of interest rates to the bond and job markets, Frank E. Nothaft, Freddie Mac vice president and chief economist, points to weak consumer spending. “Retail sales contracted for the second time in three months, falling 0.4 percent in March,” Nothaft said in a statement. “In addition, the University of Michigan reported their Consumer Sentiment Index dropped 6.3 points in April to settle at 72.3, its lowest level since July. The April reading snapped a streak of three consecutive gains.”

Barring a surprise, rates are expected to remain consistent moving forward, presenting home buyers and people looking to refinance an opportunity to benefit from rates at near-historic levels. In this week’s Mortgage Rate Trend Index by Bankrate.com, 87% of the experts and analysts polled believe that rates will either continue their downward change or remain relatively unchanged.

Top 5 Ways to Find the Right Neighborhood for Your Family

When making the decision to move your family, it's imperative that you find a neighborhood that best suits your family's lifestyle, needs and wants. Researching a new neighborhood before getting too far into the home-search process is critical to making the right choice. Talk to a local real estate professional and keep the following five considerations from relocation.com in mind while scoping out new locations:

1. Keep your eyes peeled. Observing the neighborhood at various times of the day is a good way to get a feel for the overall vibe of the neighborhood. Be sure to visit at night as well as during the day. Pay attention to things like noise, traffic and parking. Though these may not be the first things you would think about when visiting, they will be highly important to you should you decide to move there.

2. Research the local hospitals. How far away will your potential new home be from a hospital? Is that particular hospital well established? Conducting some online research about the hospital's reputation is a good idea as well, especially for families with ailing members.

3. Check up on the school system. For those with - or planning to have - children, the school system should be one of the top areas of concern when considering a move. School ratings can be viewed online, along with various forums of parental commentary. What are others saying about the town's teachers, education, after school programs, etc.? If you can, ask others in your neighborhood about the schools, as their personal feedback speaks volumes more than an online report.

4. Research crime rates. Crime rates in a town or city are a large concern for many new homeowners. Visit the local parks both during the day and at night. How safe do they appear? What sort of police presence do you observe around town?

5. Dive deep into local amenities and public transportation. Convenience can be a make-or-break factor for a particular neighborhood, especially if you're relying on public transportation to get to work or schools. What kinds of stores are in the neighborhood and do the store hours match your lifestyle? Look into schedules and routes for busses, trains or taxis, if necessary.

A successful move doesn't solely depend on the property you purchase. To increase your family's chances of happily settling into your new home, do your due dilligence on the neighborhoods and communities you are considering. A professional real estate agent will also have a wealth of local expertise to tap into, so select the right person to work with. The more you know, the better home choice you'll make.

Savoy Orchard Days Festival

The Savoy Orchard Days Festival kicks off Friday and offers a weekend of family-friendly fun. You'll be treated to a vendor fair, carnival rides, a video game trailer, and of course, food and lots of live music Friday and Saturday nights. Saturday, get your exercise with the 5K Run/Walk, the "Hardest Finish in Champaign County," and the 1K Youth Fun Run. Registration for the race starts at 6:45am. And an antique car and truck show will be held Saturday.

Take a Walk with the Birds This Weekend

As we move slowly towards fall, now's a great time to take a walk with the birds of Central Illinois. Specifically, with the Champaign County Audubon Society at the Anita Purves Nature Center [map] in Urbana. These lovely strolls through Busey Woods and around Crystal Lake begin at 7:30am every Sunday through the end of October, and last about ninety minutes. It's a wonderful chance to learn the basics of bird watching and identification techniques from long-time Audubon members.
