January is Radon Home Testing Month!

Has your Champaign/Urbana home been tested for Radon? If not, now is the perfect time to get it done! January is National Radon Action Month. As your Champaign/Urbana Real Estate Professional, I feel it’s my duty to inform you of the proper precautions and actions to take in order to protect yourself and your family from any possible radon exposure.

According to the Environmental Protection Agency, radon (also known as a radioactive gas) is found at some level in almost every home and takes the lives of 21,000 Americans each year.  Did you know that the EPA and the U.S. Surgeon General have urged all Americans to protect their health by testing their homes, schools and places of business for radon? Because exposure to radon is a preventable health risk, testing radon levels in your home can help prevent unnecessary exposure and health issues! If a high radon level is detected in your home you can take steps to fix the problem and protect yourself and your family.

Here's what you need to do to Test your Home for Radon:

  • Get a Radon test kit & Test your Existing Home: Test kits are available for purchase online, however we would recommend completing the Home Radon Testing Checklist at the following website to ensure you do  a complete and accurate job of testing your home: RADON TESTING CHECKLIST. The Public Health District of Champaign County offers Free test kits at the following link: FREE RADON TEST KITS If you live outside the state of IL, check with your state government office for Free Radon testing kits. Some home goods and hardware stores also sell radon testing kits. Make sure to follow the instructions carefully for proper placement and information on where to send it afterwards to get your reading.

  • Call a Professional- If you'd rather not do the testing yourself, you can call a IL Radon Mitigation Professional and they'll come into your home and do all the testing for you.

  • If You Are Buying a Home…and the home has already been tested for radon, ask the
  • seller for the test results of the most recent radon test. You may also want to request that a new test be conducted by a professional radon tester. If a radon test has not yet been conducted, request it as soon as possible with your own specific preferences. You have the right to decide who will do the test, what type of test will be done and when the test will be done.

  • If You Are Selling a Home…and your home has already been tested for radon, review the facts and verify it was done correctly. If so, make sure the test results are available to your potential buyers. If your home has not been tested for radon, get the test done as soon as possible; preferably before your home goes on the market.

The presence of radon in your Champaign/Urbana Home can be dangerous and life threatening. While smoking causes cancer in an estimated 160,000 people a year, radon can cause lung cancer in both smokers and non-smokers alike. Radon is the number one cause of lung cancer in non-smokers, and radon is the second leading cause of lung cancer overall.  

The World Health Organization (WHO) launched an international radon project to help countries around the world increase awareness, collect data and promote action to reduce radon risks. Radon in our homes is the main source of exposure and up until now has not received widespread attention. Get the facts about radon and make sure your family is safe from its dangers. If you are buying or selling a home, take the proper precautions to radon-proof your home before it’s on the market or before you move in.

Winter is a time when your beloved fur babies need a little extra care. So here is a little list of tips to protect your loved ones from the dangers of winter.

 If your pet spends most of the time in the backyard, you might want to keep them indoors during the freezing months, especially if you live in bitterly cold areas. No one wants an icicle for a pet -- they’re simply not that cuddly. But If you must keep your pet outdoors, consider this, your pet’s fur coat isn’t enough protection during winter. Provide your dog with a warm, dry and draft free shelter outside. The shelter should also comply with any state laws that apply.

 

It takes more energy to stay warm when it's cold so outdoor animals will eat more during the winter. Likewise, fresh, running water is vital for maintaining your pet's health. Keep an eye on the water bowls and make sure they haven’t turned into little skating rinks for fleas (boo, fleas!). While ice pops might be a fun treat, your pet really doesn’t want to have to lick a frozen lump of ice to get his water.Meanwhile, Indoor animals have different dietary needs. They conserve energy by sleeping more in the winter. Dogs and cats also exercise much less when they do go outside, so you may need to adjust their amount of food accordingly. After all, no one wants an overweight pet!

 

Frostbite is a serious problem during winter, especially for paws, tips of tails and ears. This makes it even more important in keeping your pet warm, especially if they’re an outdoor pet. Get special booties, coats, and maybe a hat for your pet during their walks. Look for early warning signs of frostbite such as firm, waxy skin and blisters.


 

The worst of all the wintertime chemical spills is antifreeze, which often leaks from a car's radiator. It may taste delicious to your cats or dogs, but it is extremely deadly - even the smallest sip can be fatal! If your pet starts acting "drunk" or begins to convulse, take him to the vet immediately. Better yet, keep your pets away from the garage and clean up any accidental spillage. You should also not let your dog wander too far during his walks. Who knows what dangers lie in your neighbors' driveways?

 

If you live in an area with cold and icy winters then you are probably accustomed to salt on the sidewalks and roads. However, the types of salt (typically calcium or sodium chloride) used to melt ice and snow and keep it from refreezing are somewhat harsh on delicate paws -- not to mention they corrode concrete and damage the beautiful vegetation. Protect your pet's paws, and keep him warm during walks, by outfitting him with booties.

 

Cars are particularly attractive to animals in the winter-time, especially frigid cats that love to climb up under the hood and curl up on the warm motor. This, as you can imagine, has led to many mishaps when motorists start their car… ouch! Avoid such accidents by tapping your car's hood before starting the vehicle. Sure, you may wake Kitty from her deep slumber, but she'll thank you in the long run.

 

Wintering with your pet is mostly common sense. If you’re cold, your beloved pet will most likely be cold too. So snuggle up, keep your pet warm and safe and sooner than you can say "Spanish Terrier" we’ll all be hitting the beaches for some summertime fun.

Paw Protection

If your dog loves romping around in the snow, or if you live in a colder climate where snow is prevalent, chances are your dog comes in contact with a lot of sand and salt.  This does a number on your dog’s paws and can be very painful, sometimes leading to cracking and bleeding.  So here’s a tip from the Mushers.  Apply this cream to the bottom of their paws before a walk.  It forms a protective barrier over the paw, making each walk more enjoyable and protects their paws from bleeding .   This method is often more tolerated by dogs than those protective booties. 7th Annual Folk and Roots Festival November 5-7

The Champaign-Urbana Folk and Roots Festival is an all-volunteer-run, grassroots festival that brings together national, regional and local artists and folk organizations.  There will be over 80 high-quality folk performances and participatory activities throughout downtown Urbana. The festival includes performances, dances, instructional sessions, jams, song-circles, family activities, storytelling, instrument-making and much, much more!  The festival is interested in evolving and unique forms of folk music and art, notably forms that break down barriers between audience and performers, while at the same time preserving local traditions and histories.

The 36th Annual Chris Cringle Craft Show --> November 6th & 7th 

Friday 3pm-9pm & Saturday 9am-5pm

@ 601 N Country Fair Drive, Champaign IL

The Chris Cringle Arts & Crafts Show is one of the Midwest’s largest craft shows, featuring over 155 booths and a wide variety of handcrafted items by local and area artists, as well as artists from all over the Midwest. There is free parking at the Fluid Events Center, but please DO NOT park in the County Market lot across the street, you may be towed. 

Illinois Heartland Decorative Artist sponsors a raffle featuring a holiday quilt, painted and pieced by our members. Tickets for the raffle are $1 each or 6 for $5. Proceeds from our show support our many projects, including art student scholarships, Memorial 4-H Camp, Decorative Arts Collections, memory boxes for hospitals, sponsoring families through the Department of Children and Family Services, area food banks, seminars, demonstrations, displays and a weekend retreat.

CUSR Cupcake 5K --> Sunday November 8th @ 9:00 am Parkland College

The only race that ends with a cupcake! Pretty Sweet!

The CUSR Cupcake 5K is  is a timed race ending with a cupcake. Funds raised will go into CUSR’s scholarship fund, which supports individuals who need financial assistance in order to access CUSR programs and services. Runners, walkers, and registrants who use a wheelchair are all welcome. ORGANIZATION! One of the keys to an organized garage is shelving!  Lots and lots of shelving.  So, nothing beats a great cubbie system.  You can make it even more convenient by using various sized cubbies; storing balls, bikes, helmets, bags, anything your little heart desires! 

Hockey Pad Drying Rack

One of my favorites!  This little guy is a life saver for all the hockey moms out there.  If you have a hockey player living in your home, you know that you'd rather keep that stuff outside, due to the stench it will leave in your home for days after every practice & game.  What's worse, is that if equipment doesn't dry completely, bacteria will grow on your child's pads, making them smell worse and lead to rashes and other health risks.  Not to worry, the problem has been solved.  Invest in a rack drying system!  If you're a really crafty parent,  these can easily be made cheaply with some PVC and some ingenuity.  Here's a guide to a DYI Drying Rack.

Peg Board Rack

The thing about child athletes is...they grow and so do their interests.  After a few seasons, you almost have enough equipment to open your own used sports store.  The answer to this is simple, a peg board!  It can constantly adapt to your child's growing arsenal of balls and equipment and coincidentally it's another easy DIY project.  DIY Pegboard.

Rollable Bins

For equipment used most frequently this Rollable Storage Bin is the perfect solution. It allows you to organize equipment by sport (soccer, tennis, baseball, etc.) and because it is on wheels, you can move it whenever necessary.  The Container Store has a few great options.

Celebrate Arcola's Heritage as the Broom Corn Capital of the World at the 45th Annual Broom Corn Festival.  Located at Main Street in historic downtown Arcola; an all day/all weekend affair, with plenty of family fun.  Visitors can see Broom activities as well as arts and crafts, children's activities and of course, the parade with the famous Lawn Rangers.  Visitors can also participate in a 5K or 10K race.

Lunar Eclipse Party

Sunday, September 27 at the Staerkel Planetarium 2400 W Bradley Avenue

A total Lunar Eclipse will be visible from Central Illinois on Sunday night.  The main eclipse will begin around 8 p.m. and will end around 11:30 p.m. What better place to view this event than the CU Astronomical Society?  Viewing will take place right outside the planetarium, where attendees can view the eclipse through a telescope!

Urbana IL Sweetcorn Festival celebrates it's 40th Year!

ARE YOU READY?  It's time to help Urbana IL celebrate this festival's "Sweet" 40th Anniversary!   What am I referring to?  The 40th Annual Urbana SweetCorn Festival! 

WHEN:   Friday (08/28)- Saturday (08/29)

WHERE: Downtown Urbana IL

TIME:     Friday- 5:00- 11:00 pm, Saturday- 11:00- 11:00pm

COST:     Admittance to the festival is FREE, and that includes see the bands! You will need to purchase tickets for food, drinks and games. The tickets are $1.00 each.

 A little HISTORY of the fest:

The first Urbana SweetCorn Festival  took place in the parking lot at Main & Race St, downtown Urbana, and was put on by the Busey Bank employees.... in August 1975. 

The Urbana Business Association is now responsible for the planning of the festival, over the years adding a local car show, an expanded family area, live music on multiple stages, food, vendors, and beer all in the heart of downtown Urbana. It is also the LARGEST FREE FESTIVAL in Champaign County!

FESTIVAL FACTS:

  • Around 30,000 ears of sweet corn are consumed each year at the festival.
  •  The wonderful Sweet Corn comes from FRESH, our own LOCAL FARMERS! It's what makes it so delicious! 
  • Bet you didn't know that they use an antique steam engine to cook the corn. (I thought that was amazing!)
  • The festival promotes "Green Efforts" by offering recycling receptacles throughout the festival, and they even compost all the corncobs!

Top 10 Restaurants in Champaign IL

Champaign/Urbana has so many GREAT restaurants to choose from depending on your mood and purpose of the meal. 

Here are the Top 10 Restaurants in Champaign....according to Yelp.

1. Bacaro

Definitely a special occasion or date night restaurant!  Best of Italian fine dining in the classic Italian date night atmosphere.  The wine menu is terrific and you may just find yourself greeted with free Prosecco.  The staff is incredibly knowledgeable and will help you pair the perfect wine. Chefs Thad Morrow and Drew Starkey work with over 12 local and sustainably driven farms to prepare these delicious meals, and the menu certainly reflects that.  They also host Market Monday, which features a weekly prix fixe dinner menu inspired by the local farmers market, where guests can enjoy the flavors of the season.  

2. Maize Mexican Grill 

Absolutely Amaize-ing, sorry couldn't help myself.  Maize is an authentic Mexican grill inspired by the wonderful restaurants in the owners home town of Mexico City.  Maize emphasizes fresh ingredients in order to make true authentic Mexican food.  

3. Hot Pot Lab

You can never go wrong with homemade noodles! It's been called the best hot pot place in town.  Completely authentic Chinese made with the freshest ingredients.  The staff are friendly.  Perfect place to grab some quick food with friends.  

4. Golden Harbor Restaurant

Another great authentic Chinese joint.  This place has a lot more variety than Hot Pot, May be the biggest menu I've seen in a Chinese place.  Portions are great. Quality is great and service is quick!  The meats are of incredibly high quality.  

5. Sakanaya 

Sakanaya means fish market, so it's no wonder this place has the best Sushi joint in town!  Sakanaya orders more fish than any other place in town, so they naturally get the first pick, so if it's quality you're looking for, you've found it.  The prices are a little higher than neighboring restaurants, but once you eat here you'll understand why.  The place is always packed, call before and make a reservation so you don't have to wait.  

6. Papa Dell's Pizza

Papa Dell's never disappoints!  It's been compared to Gino's East and Giordano's in Chicago.  The reviews are some of the best reviews I've ever read on Yelp.  Dine in, take out, delivery, whatever you need.  They also ship their pizza anywhere in the USA, so if you're really craving Papa Dell's, they'll make it happen. 

7. Destihl Restaurant

Upscale gastropub known for it's award winning microbrews and unique entrees, featuring new twists on classic brewpub foods (stout ice cream sandwich anyone?!). Celebrate by enjoying a handcrafted draft brewed on site.  The selection of wines and specialty cocktails is extensive.  

8.  Seven Saints

Great upscale pub, known for it's sliders and easy going fun atmosphere!  Get a side of cheese curds and wash it down with a Bloody Mary and you have the perfect lunch or dinner!

Champaign IL It's Back 2 School Time!

School is right around the corner or in most cases in the Champaign/Urbana area, has already begun.  It can be a rocky transition from summer to school for many kids, here are some tips to help your child make the transition into a happy successful school year.  

Get on a regular school year sleep and meal schedule, and keep that schedule.  Talk about school, make sure they are familiar with their school environment and what will be expected of them.  Let them know what to expect moving up into a new grade.  Help them make a gradual adjustment rather than waiting until the last minute.  They will be better prepared physically and mentally, and will get off to a great start, which is important, as getting off to a lousy start can impact the rest of the year.

Build Excitement! 

Get your children ready for school, by making it fun.  Back to school shopping is a perfect way to do this.  Bring the whole family out for a shopping trip!  Have your child make a list.  Let them pic out their folders, notebooks, etc.  Have them cross things off the list as they get them…this will keep them engaged and excited during the process.

 

Establish a school year schedule

It's important to start getting back into your school-time routines.  That means everything from meals, showers, friend time and bedtime. Summers are the time when we eat differently, at different times and usually not at the dinner table. Get yourselves back to the routines that help children get into the "Good Habit's" that also help them get better grades.  Believe it or not, doing the same routines with meals, bedtime, friends, etc, help a child feel safe & secure and definitely boost their confidence in school with schoolwork, and with friendships.  So let's start the school year off right and give our children the best start we can. A schedule and routine that they can count on at home....everywhere else may be a little chaotic, but at home, they know what to expect!

Talk about school often

Discuss anxieties.  Keep the door of communication open and ask a lot of questions.  Stay engaged with your child. Don't let them get off with one word answers to your questions....engage them in a conversation before allowing them to go off and do other things.

Find back to school activities for your school; meet and greets with teachers, back to school picnics, a Back to School night where all the kids and teachers meet as school for an informal get to gather.  Many schools also offer athletic events, contests and fun things to get the kids relaxed about coming back to school.  Check their websites or visit the school office.

Practice your morning routine
It may sound funny but getting yourself ready for the beginning of school is as important as the kids routines.  For you to be calm, confident and positive & upbeat in the mornings, sets the tone for your kids day.  So figure out how ahead of time how long it takes to get everyone ready and out the door.  If your kids are walking… walk the route with them.  If they ride the bus, meet the driver with them.  Lay out their clothes, schoolbags, and shoes the night before. Help them feel completely confident about the process and the day.

 

Check yourself
Know what you need in order to keep these busy morning smooth.  Any prep you can do the night before, do it.  Make lunches. get the coffee ready, review homework & notes, etc. All of this makes for an easier morning.  Practice your own routine before the school year stresses accumulate. Believe me, it helps!

 

A little planning can make back-to-school time more exciting and fun rather than hectic and exhausting!
