Your Guide to the Home Buying Process!

Becoming a Home Buyer for the first time? Congrats! Owning your first home is an exciting step in your life. Before you can move into your dream Champaign-Urbana home, you need to understand the steps it takes from finding the perfect home to actually moving in. Luckily for you, Champaign Rose is here to break down the steps for you and guide you throughout the process!. Check out this basic step by step guide to get you started on your home buying journey today!


1. Do some homework. Before you do anything else, you need to be clear in what you want for your new home and what you can afford. Create a list of wants and needs to help you understand what you must have and what can be considered added bonuses. Create a Budget so you know exactly what you can realistically afford.


2. Once you have a clear understanding of what you are looking for in a new home and the budget range you feel comfortable with, you can begin your Search online.


3. The internet is a great resource to get you started but once you want to really start plunging into the process, find a Top Realtor to work with. They will assist you every step of the way and help insure that you find the best home to fit your needs and your budget. Their understanding of the local market as well as ins and outs of negotiation will help make this process far easier for you.


4. Find a Lender to help set you up with a loan for your home. Your realtor can provide you with recommendations of great local lending agents. Once you have selected one, they will help find a mortgage option that fits within your finances.


5. Go to as many open houses and showings as possible. Although you can gather a lot of information from online listings, nothing compares to actually being within the space.


6. Once you have found your perfect home, it is time to make an offer. Your realtor will assist you in drafting an offer that is appropriate and appealing to the seller.


7. Although we all want our offers to be accepted out right, this is rarely the case. Be prepared to receive a counter offer from the seller. Understanding your budget ahead of time allows you to enter this step knowing exactly how high you can afford to go. Your realtor will be an invaluable asset during this process to help you make sure that your best interests are put first.


8. A vitally important step in the home buying process is the inspection. Although a home might appear perfect, there could be costly, unseen issues. Go with the inspector during this step so that you can ask questions along the way. Depending on what is uncovered, you can decide whether to move on to the next step or walk away.


9. Your lender will now complete a home appraisal to finalize your mortgage.


10. If you are happy with the home inspection results and your lender's estimated cost of the home, you can now close! Finalize that paperwork, grab your keys, and move into your new dream home!

10th Annual Egg Hunt

Location: Elks Lake Pavilion - Lake of the Woods Forest Preserve (109 South Lake of the Woods Road, Mahomet)

Come meet the Easter Bunny while you fill your basket with eggs. The child that finds a golden egg will win a special prize! There are 3 separate egg hunts. Children ages 0 to 3 can participate at 9:00 am. Children ages 4 to 6 can hunt at 9:30 am. The hunt for children ages 7 to 10 starts at 10:00 am. All proceeds from this event benefit the Mahomet Parks & Recreation Department Scholarship Fund. Register HERE.

Update Your Home's Curb Appeal For the Spring Market!

The temperature is starting to rise and the snow is melting. Spring is almost here! Get your Champaign-Urbana ready to enter the spring housing market. Have your home stand apart from the competition by updating its curb appeal. Complete these tasks over the next couple of months and your home's curb appeal will have you "springing" towards a new home before you know it!

1. Make Sure House Numbers Are Visible. This is an easy task that can be completed right away. Go across the street from your house to see how well you can read the numbers. Make sure that they are in a clear font and are not blocked. Placing the numbers horizontally as well as under a porch lamp are other helpful ways to insure it can be easily read.

2. Enhance The Front Door. Make your front door the focal point of your home’s exterior. There are multiple, simple ways you can do this. Update the hardware, add a new knocker, or paint it a different color. Consider adding a seasonal wreath for an extra homey touch.

3. Check Your Roof. Start inspecting your roof now. If you notice missing or damaged shingles, call a professional. Have them complete their own inspection and, if needed, hire them to fix your roof before their busy season begins.

4. Check Your Garage & Driveway. Your home's exterior can be dominated by the garage and driveway, so it is important that it looks its best. Inspect your driveway for any cracks and make repairs as needed. Update your garage with a fresh coat of paint and new lighting.

5. Clean Siding & Windows. Remove the winter grime from your home by power washing the siding. Make the windows sparkle by washing the inside and outside of each of them.

6. Sod & Mulch. Start fixing your lawn in early spring so it will look its best as soon as the season is in full swing. Reseed or sod your lawn if it looks patchy. Add a natural mulch to your flower beds.

7. Add Fragrance. Once the ground thaws, start planting flowers in your yard. Consider fragrant flowers and herbs that will make walking up to your home pleasant for all potential buyers.

8. Start At The Curb. Take the phrase curb appeal to heart and add flowers and plants to the outside borders of your yard. Your yard will appear larger thanks to the added depth and color.

9. Add Flower Pots To The Porch. Cluster a group of flower pots in various sizes on your porch and fill them with spring flowers for an easy, homey touch. T

10. Create A New Path To Your Front Door. If the walkway to your home is a straight line, consider adding some interest to your front add by curving the path. A curved path helps draw the buyer's eye through the landscaping.

11. Add Illumination. Make sure your porch is well-lit no matter the time of day. Consider updating the lighting on your porch to make is more illuminated. Add landscape lighting along your front walkway.

Champaign County Housing Market Ended Strong in 2017!

Champaign County home sales in 2017 reflected the second best year in the past decade!

The region saw a 2.47% increase in average home sale price for 2017 at $174,420 compared to the previous year at $170,217. The median home sale price (i.e. the typical market price where half the homes sell for more and half for less) for single family homes and condominiums was also up 3.45% from $145,000 in 2016 to $150,000 in 2017.


Along with the higher sale prices, the year saw a decrease in the total number of home sales in Champaign County. The 2017 year-end total in home sales was 2,882, a 4.79% decrease from the 3,027 total sales in 2016. The communities of Urbana and Mahomet (including surrounding region) saw more homes sold in 2017 than they did in 2016, while Champaign and Savoy (including surrounding region) saw a decrease. Homes sold quicker in 2017 than they did in 2016, with an average of 74 days in 2017 as compared to 80 the previous year.


The end results for the 2017 housing market reflect positively for this new year. Overall positive gains are predicted for 2018. Median home prices are forecasted to grow throughout the year. This is great news for sellers. And, as sellers see the higher prices, they will be more confident to sell. This results in increased inventory for buyers, especially with the upcoming spring season.

Educational ranking and review website Niche has released their list of the top public school districts in the state for 2018! When the grades came back in, Mahomet-Seymour Community Schools was ranked in the top 7% of all Illinois districts! This highly ranked public school district educates 3,045 pre-kindergarten through 12th grade students who live in Mahomet, Seymour, and the surrounding communities. End of Year Housing Market Update for Champaign County!

The new year has begun, giving us time to reflect on 2017. The stats for the housing market throughout Champaign County are in! November 2017 saw many changes in pricing and closed sales compared to the previous year. As the market progresses, it will be interesting to see what happens in 2018. The one thing you can be sure of....we will be here to up date you along the way!


Champaign County saw a 3.97% increase in average home sale price in November 2017 compared to November 2016, at $171,759 this year compared to $165,361. The  average home sale price year-to-date through November 2017 reached $174,796, which is a 2.45% increase from this period in 2016. The median home sale price (i.e. the typical market price where half the homes sell for more and half for less) for single family homes and condominiums was down 0.64% from $139,900 in November 2016 to $139,000 in November 2017. However, in terms of year-to-date through November 2017, the median home sale price in November of 2017 was up 3.45% at $150,000.


While sale prices increased, the total number of sales decreased. November 2017 saw 171 sales, down 19.72% from November 2016 at 213. The year-to-date sales through November 2017 was down 4.45% from last year. The communities of Mahomet and Monticello saw more homes sold in November of this year, as compared to contrast. Champaign, Savoy, and Urbana all experienced a decrease in sales. Homes sold in November stayed on the market for an average of 84 days, an increase up from 79 days during November 2016.


These discrepancies between November 2016 and November 2017 are not all that surprising. November 2016 experienced an unusual 10 year high sales boom. Demand for homes, especially amongst first time home buyers, continues to increase. The supply of home continues to have a hard time keeping up. And, although increased sale prices are good news for sellers, it makes it more difficult for buyers to find homes within their price range.  


2018 will continue to see higher prices as well as higher interest rates.
