10 Tips To Get Your Champaign/Urbana Home Ready To Sell!

As I already reported, if you're thinking of selling your CHAMPAIGN/URBANA home this spring, don't wait on preparing it to be ready!

With Housing Inventories still at their lowest levels in recent years, it's driving up demand and setting the market up for a very competitive spring season. What that means to you is this: the sooner you get your home on the market the LESS competition you will have in getting YOUR HOME SOLD! With that said, preparing your home NOW is critical. Below are 10 Tips to help you get your home in tip top shape and on the market quickly:

FIRST IMPRESSION Make your Front Door & Entry Way inviting. A splash of color in the form of potted plants on the porch, a beautiful wreath on the door, or a nice display in the foyer. Each of these can and will say "Hello, welcome" to your potential buyers. Remember, you only get 1 chance to make a great first impression and it sets the tone for the viewing of the rest of the home.

MUST BE FRESH & CLEAN Your home must be "White Glove Clean", but it also must be free of all overpowering scents and smells. If you have pets, pay close attention to pet odor's. Also be sure to clean your refrigerator regularly.

KEEP IT NEUTRAL While you may be great with color & color palettes, your potential buyer may not. Best Bet: Keep it neutral throughout the house. Stay away from ANY extreme colors or themes anywhere in your Cheshire Home.

CLOSETS & STORAGE AREAS It's very important not to overstuff storage areas of any kind. When this is done it gives the illusion that your home is not "big enough" or does not have ample storage space. Make sure closets, drawers and storage area's are all Clutter-Free!

MAKE IT UN-PERSONAL All our houses are personalized...that's what makes them our homes! But when we are putting them on the market to sell it is important to take the "personalization" out of them. Why? So that your potential buyer can "visualize" the space as "THEIR own space", and that is very hard to do with all YOUR personal belongings inside.

REPAIRS Make all the small repairs around the home that are necessary. Replacing light bulbs, cracked faceplates, broken window screens, loose door handles, etc.

Preparing your Champaign/Urbana IL Home for the Market

It takes a lot of work to prepare your home for success on the market.....but it is definitely worth the reward at the end!  These tips will be your guide to help you get the best return on your investment, your home.

Get an Inspection.

Although your property may look up to par, it is beneficial to be aware of any potential problem that could come up later in the process. Every time a buyer walks through the door, they will be looking for the slightest reason to lower the price. The best way to eliminate this issue is to get an inspection on the front end.  Home inspections usually range from $300 - $700,  but will save you thousands in the end.

 

Repair What You Can.                                                                                                                        

After receiving your home inspection, it is time to tackle each problem one step at a time. Whether you revive your garden, replace an appliance or repair a broken screen... every improvement counts.  A new line of caulk in the shower and a fresh coat of grout on the tiles can make your bathroom look brand new. If you are ready to take on your next project, head over to your local hardware store for a great selection of tools, paint, grout and just about anything else you may need. Just remember, the old 3:1 ratio...you want to make sure that for every dollar you spend, you are getting at least a return of three dollars back in your pocket.

 

Get Estimates on What You Can’t Fix.

While making repairs to your Champaign/Urbana home, keep in mind that the money spent on small projects will give you a positive return. However, there may be a few issues that stretch outside your budget, or the return on your investment may not be worth the dollars spent. In this case it is better to negotiate with your potential buyer than to lay out the larger sums of money at this time.

In order to maximize your properties potential, you need to show off the beautiful square footage in every room. Take the boxes, toys, excess knick knack's, etc  out of the equation, you must clean up and out everything....even your storage space. Get rid of the clutter and stack up your boxes in the proper areas.  Getting a storage pod or space unit off site is always a good idea. 

 

Painting.                                                                                                                                            

Give your home a fresh look by changing up the color scheme. You won’t believe how far a can of paint can really go until you see for yourself. Give every room a new facial by tearing down that old school wallpaper and rolling on a shiny new color. When a buyer sees the fresh look and modern colors, it is sure to leave a positive impact on the offer and on your pocket. 

 

Landscape.

Aside from checking every nook and cranny inside the home, a smart seller would spend a day working on the outside as well.  When a buyer pulls into the drive, the first thing they notice is the welcoming look of the front of the home.  Taking extra time to mow the lawn, trim the greenery, laying fresh mulch or planting colorful flowers appropriate for the season are cheap and easy ways to make your house stand out and greet potential buyers with a warm and friendly welcome. Home Warranties....Good? Or Good For Nothing?

Home Warranties are a service contract to complete future repairs/ or replacement on household appliances and systems. The interest in Home Warranties seem to go in cycles, but bottom line- they do help both the seller and buyer. Once misconception about Home Warranties is that they are only available for "single family" homes. Untrue- they can also be purchased to protect appliances and systems in condo's, townhomes, vacation homes, multi-family homes and rental properties.

What do Home Warranties typically cover? Most policies cover the cost to repair/ or replace the following:

*Furnaces

* Air Conditioning Systems

* Plumbing & Electrical Systems

* Dishwashers

* Ovens

Garbage Disposals

* Refrigerators

* Water Heaters

and so much more.

Because these items are not typically covered in a Homeowners Insurance Policy, the cost to repair/replace even one item, more than pays for the cost of the warranty itself.  And having one in place gives your buyer an added level of protection and comfort knowing that if something should go wrong with any of these....that it will be covered.  This is another enhancement to the Homeowners Insurance Policies.

If you're a seller, you should know that research from the National Home Warranty Association estimates that, on average, listings with home warranties sell 50% faster than homes without warranties. And Business Week Magazine indicated that homes with home warranties sell at a premium of 3% in higher price.

Even better...these claims are extremely easy to use! Here are the simple steps you would take to file a claim:

  • When a covered appliance or system fails, the home owner calls the Home Warranty company.
  • The Home Warranty company then confirms that the failure is on a covered system or appliance.
  • If the system is eligible, the home warranty company selects a pre-screened service provider from its roster and asks them to make an appointment with the homeowner.
  • When the service provider arrives at the home they will diagnose the problem and call the Warranty company who will then authorize the claim.
  • The homeowner usually pays a service fee to the contractor, and the Home Warranty company pays for the balance of the repair.
