It’s officially June which means long days, warm temperatures, sunny skies and….PATIO SEASON! There is nothing better than summers in Champaign/Urbana, and HGTV has some awesome tips on how you can spruce up your patio this season!

 

Durable Patio Furniture is a must when you want the materials to stand up to summer and fall storms, especially when made from concrete materials. Accent pillows can add some color and fun to your furniture.

Fire Pits always make an outdoor gathering more fun. Not only not it keep you and your guests warm on cool evenings, but it also creates a perfect conversational area (and a place for the kids to roast s’mores!).

Pergolas are beautiful structures that add shade and comfort on sunny days. Pair with a grilling area and a cute bistro table and you will have an outdoor space you will never want to leave!

String Lights create a gorgeous ambience! You can put lights inside an umbrella, or along your pergola, really anywhere in your backyard!

Accessorize!!!! Patio furniture doesn’t have to be boring or uninspired. Spice up your outdoor living space with pieces from local artists, or a cool antique. Have fun with it!

As we now progress from spring into summer can you guess what that means? It’s BUYING season! If you are looking to SELL its time to get your Champaign/Urbana home ready with these great Staging Tips from the professionals at HGTV!

 

Open those curtains!! Instant brightness adds a lot to a showing. And if it is raining, make sure to turn on all of the lights.

Drop the dark bring out the bright colors!! Botanical colors and prints give rooms a cheerful feel. I know it was a LONG winter, so rejoice the spring weather and put away your furry winter blankets and replace with flower prints (Lavender, yellow, sage green and pale blue color are particularly nice!).

Candles are a must!! Enough said.

Clear your Counters!! Put away your toaster, coffee machine, and pretty much everything else except a nice bowl of fresh fruit. Buyers can be deterred by clutter.

Clean Clean Clean….and then clean a little more! Get your scrub brush out because it is time to get your home looking squeaky clean. A home that sparkles and is decluttered portrays a home as airy and spacious.

And don’t forget to Clean your Floors and Walls!! A bucket of warm water with a few drops of mild soap and a sponge goes a long way and will clean off most wall marks and if you have some extra bad marks, grab a magic eraser cleaning pad.

Landscape!! Make the most of curb appeal! It might be time to invest in a landscaper, as a pristine yard goes a long way with potential buyers.

Christie Clinic Illinois Marathon THIS WEEKEND!

It’s almost officially the weekend, and guess what that means? It is almost time for the Christie Clinic Illinois Marathon, one of our favorite big events in Champaign!! The 5K race begins Friday--- TONIGHT, followed by the 10K, half, and full marathons tomorrow (Saturday). The Illinois Marathon is a Boston Marathon qualifier so you don’t want to miss out on this premier event!

Starting at 8am on Saturday the party begins and goes until 2pm! You most definitely will want to stop by the Meijer 27th Mile Celebrate Victory Bash to unwind and enjoy a cool beverage (runners receive one complimentary beer from Fat City Bar & Grill) and live music from 90’s Daughter! The party will be at Memorial Stadium, located at 1402 S. First Street in Champaign.

Friday, April 29th:

5K Walk/Run: 7:30pm start - Oak Street, south of St. Mary’s Road

Saturday, April 30th:

Marathon, Marathon Relay, Half Marathon: 7:00am start - First Street and St. Mary’s Road

10K Walk/Run: 7:42am start - First Street and St. Mary’s Road

Champaign and Urbana: Best Small Cities to Start a Business!

Starting a business is both a challenging and rewarding experience for entrepreneurs! One of the first things to think about is where do I build my company? It is a common misconception that big cities are the best places to start a new business, but depending on the type of business you are planning to run, BIGGER IS NOT ALWAYS BETTER. Small cities offer some very unique advantages, such as lower overhead costs and deeper relationships with your customer base.

Reboot Illinois recently published an article about the Best Small CIties in Illinois to Start a Business. To uncover this list, analysts studied factors such as cost of living, corporate taxes, office space availability, number of start ups, etc.. at more than 1,200 small cities across the United States. We were thrilled to find out that both Champaign (#10) and Urbana (#24) were on this list! Both areas are wonderful communities with an outstanding local business presence!

Help for Buyers

Have you been searching for that Central Illinois dream home and are finally ready to make an offer? You may have some concerns about the down payment and in this difficult economy it can be difficult to pay a large down payment so what are your options?  There may be an option to help you you complete the sale if you don’t have extra cash.

Different lenders have their own minimum down payment requirements and can vary depending on the mortgage program, loan amount, borrower income and credit rating. A good rule of thumb is roughly 20%, but you can find different ways to help you meet down payment requirements, including buyer assistance programs -  also called down payment assistance programs.

Assistance programs and grants can help you avoid robbing your savings or 401K or borrowing the money elsewhere to come up with a cash down payment. Some of the most common buyer assistance programs are for first time home buyers, but other assistance programs are available as well. How do they work? Below are some key requirements of standard programs. 

  • Home buyers must qualify for a loan that allows gift funds from a charitable organization
  • Limits may apply to the price of the home
  • Funds can be used for the down payment and for closing costs
  • Gift funds can be used for new or existing homes

There are several different organizations that provide buyer assistance, including Grant AmericaNehemiah and American Family Funds. Many other buyer assistance organizations are available, so do some homework and talk to your tax preparer and mortgage lender about options.

Always speak to your lender about available programs in your market, they can help you structure the down payment assistance to be compatible with their underwriting guidelines and offer advice on program advantages for your type of loan.
