Honor those who took the job knowing they could die.                                             They haven't died in vein, if you remember why.

Freedom can pass as fast as time, gone before we know;                                         but, we have the choice to fight and never let it go.

Everyone give thanks today for those who answered freedom/s call.                         They went to war and paid the price for freedom for us all.

Don't take their sacrifice for granted as you safely sleep tonight.                              Give thanks for all the heroes who took up freedoms fight.

Thank you to all our Veterans & Military men and women for your service to our country and the sacrifices made. We will never forget.

Champaign Voted #4 Best City For Millenials

by Rose Price

Champaign/Urbana Voted #4 Best City for Millennials

Move over New York, there is a new kid on the block!  Cities like New York and Washington DC have long attracted young-educated professionals but a new report by the American Institute For Economic Research ranks the top destinations for young college graduates, based on economic and quality of life factors important to young people and guess what...We're # 4!!!

The top three factors:

  • High density of people with a College Degree
  • Low unemployment rate
  • Ability to get around without a car

Other factors included were: average salary, cost of rent, competition for jobs, bars and restaurants per 1,000 residents and racial/ethnic diversity.  Read the full article at Business Insider.

Ofcourse it comes as no surprise to the 205,000 that already live here; living comfortably for around $815 a month, while the average salary for new graduates is $47,121.  With a large variety of job opportunities and a plethora of new start ups; Millennials are moving to Champaign to start lives.  There are tons of new jobs and businesses, successful start-ups and great careers in the Technology field, but it's not all work and no play.  You'll find a healthy balance of both.  There is always something to do here.  You get the best of urban living in a friendly smaller city; a world class university, an extensive park system, a a vibrant downtown, festivals, an award winning library, diverse Museums, with art and diversity few cities of our size can compete with. Oh and our water has been ranked best in the country...twice.  What's not to love?

So, on behalf of our large Champaign family, welcome to our community youngins, we cant wait to meet you.

Get to know us a little better.  Check out the video below to see some of the awesome things happening in Champaign/Urbana.

5 Tips for Selling Your Champaign/Urbana IL Home:

by Rose Price

The spring home selling season is well under way in Champaign/Urbana IL. If you have chosen to put your home on the market there are a few things you can do to make sure to you get the most Home Buyers coming through the door, and more offers coming on your home.

Here are 5 simple tips to help with selling your Champaign/Urbana  Home:

CURB APPEAL

This is the "Welcome Mat" so to speak, of your home. As soon as your prospective buyer drives up to your home, they are developing their first impression. This will set the tone for the rest of their visit, so make sure it is a good one. Make sure the lawn is cut and the shrubs & trees are trimmed. If you have a porch, set out a nice colorful potted plant(s), a chair or two, new welcome mat and make sure your windows are sparkling clean. Let them know you take care of your home and let the entry way give off a welcoming vibe.

REAL ESTATE TEAM

The most important piece is this! Even if you've done everything possible in your home to get it ready, if you aren't partnering with the right agent or team, you aren't going to get what you're looking for. You need the experience, local market knowledge, the ability to price a house correctly and the Real Estate marketing savvy that comes from the right Real Estate Agent partnering with you to sell your home. A great agent will spend time on the photos, marketing and doing what is necessary to get your home seen, and the buyers in, to get your home sold.

GET ORGANIZED

Don't underestimate the power organization has in selling your home. You must organized every room, closet, cabinet and basement. And not even just organize, you'll want to remove probably half of what you have in these places right now.  If you decide you're going to keep what is there, that is. Moving is a great time to get rid of things that haven't used and are gathering dust.  But if you really must keep them, then you'll want to either rent a storage unit or pod and remove them from the home.  This way you're allowing your potential buyers a view of what they will be able to do with the space...not see what you've done with the space...leaving it looked crammed and small to the buyer.

HIDE SIGNS OF PETS

Whether you have a single pet;  dog or cat. You need to make sure you hide any and all signs of them.  It doesn't matter if you are extremely neat with your pets, or if your potential buyer loves them, you still need to hide the fact that you have them. That means food,  food bowls, and toys out of site. Secondly, before the home ever goes on the market you need to have your floors professionally cleaned of any stains or pet odors. Nothing will turn a buyer away quicker than pet odors and stains.

WISE UPGRADES

If you don't have a lot to spend then you need to focus on the essentials!  Freshly painted walls are always a must. Other cheap upgrades that pay-off big rewards are new cabinet & door hardware, new light fixtures, refinish hardwood floors (if they are in good general shape), paint old kitchen cabinets, new kitchen sink, etc. Small upgrades in area's of the house that are used most often, often have the highest return on investment.

Bottom line, make sure your home is ready for the market when the sign goes up. You get ONE chance to make a first impression...Make it a Good One!

The Champaign Farmer's Market Officially Opens May 5th!

by Rose Price

It's almost time for the Grand Opening of the much anticipated CHAMPAIGN FARMER'S MARKET!

When:  Tuesday, May 5th

Time:   4:00- 7:00 pm

Where: Just North of 1 Main Plaza in the parking lot outside of Big Grove Tavern and KO-Fusion & several other area businesses.

This is such an exciting time for everyone in Champaign, especially our downtown residents! We have so many local farmers and merchants that have registered to be part of this incredible new event and even more residents who have wanted a permanent downtown Champaign Farmer's Market for years.

The main mission of the Champaign Farmer's Market is this:

* Healthy Food: increase access & availability of fresh, local produce

* Healthy Farms: Support small family farms with sustainable practices

* Healthy Communities: Connect local food growers & producers with the public

Some Questions you may have....and the Answers that I've been told:

What can I buy at the market:  They want this to be the kind of market where you can do all your food shopping for the week – not just vegetables, but eggs, meat, and bread too. Because these things all have to be grown, raised or produced locally, the food available each week will change as the seasons change.

Will my favorite farmer from the Urbana Market be there?  They are currently recruiting producers. If you have a farmer you’d like to see at the market, please let them know!

Can I bring my dog/cat/iguana?  They are tentatively allowing pets of all kinds for the first season. Please be a good owner and only bring animals who are well-behaved and enjoy being around people, and be considerate of their behavior.

Where will there be bike Parking?  They are currently working with the City of Champaign to finalize details like this.

I’m a farmer. Can I have my CSA pickup be at the market?  Yes! CSA produce may not be on display, however.

Can I use my credit card?  Hopefully! They are working on applying for an EBT machine. Other options, such as Credibles, or card readers like Square, are things vendors must set up themselves.

Can I use my SNAP benefits?  Hopefully! We are working on applying for the machine.

Why shop at the farmers market instead of the grocery store?  Eating locally grown, in season food tastes better! Knowing the farmer that grew your food personally is something many people like

THAT'S IT...I CAN'T WAIT FOR TUESDAY MYSELF!   SEE YOU ALL THERE!

What a great community we live in!  You Rock Champaign!

Taking a queue from the Blockbuster Feature Film, Fast & Furious - the last in the series, is the best way to describe the Champaign/Urbana Real Estate market

April saw gains in the Existing Home Sales Market of Owner Occupied Homes by 11.4%, in fact owner-occupied buyers accounted for 63.2% of all residential single family home and condo sales in the first quarter of 2013. This is a switch in the marketplace, especially in places like Champaign/Urbana from the investor sector of the market.

But this isn't the BEST part! The housing market in the our area is HOT and inventory is moving fast and furiously, so this is what you need to know: (and the Fast & Furious Soundtrack to go with it!)

CLICK ON THIS LINK OR THE PHOTO /to listen to the Fast & Furious Soundtrack

WHAT IS GETTING LOW? Listings spent 10 fewer days on the market in April than in March and are expected to spend even fewer days in May!

HOW BAD DO YOU WANT IT? When a market is moving this fast, you need to decide a few things up front right away. Seventy-eight percent of home searches start on the Web, and 90% of buyers use the Internet at some point during the search and buying process.  Review's show that traffic, searches, and listing views are up more than 35% over last year.

With 3 million jobs created and close to 1.5 million new households formed in the past 12 months.  More & more people want a new Champaign/Urbana area home of their own, and they want it now and they want it bad. The only bad news is that inventory is low, so finding the "home of their dreams" is going to be hard....testing their patience! This was the #1 problem for buyers in April- low inventory & not finding the home that they really liked and met their needs!

So you need to decide... What you want, What you are able to afford, Where you want to live, and What you want in a home & neighborhood.  Lastly the big question....What are you willing to give up, if  you find the home you are really looking for?

"SEE YOU AGAIN.....FAMILIES ALL WE'VE GOT"  Although this song is obviously a moving tribute to the movies lost star, Paul Walker, the words aptly fit into our world of homes so well. HOME is where our family's heart and soul reside. It is the nucleus of our everyday lives and where we share our lives with each other. So it's no wonder that Buying A Home remains the American Dream and why so many people are STILL making it the #1 priority for themselves and their families. With the market rebounding back, interest rates still near historic lows and more homes coming onto the Champaign/Urbana market weekly....this IS THE TIME TO MAKE YOUR DREAM OF OWNING A HOME A REALITY!

If you are looking to move-up into that DREAM HOME, or downsize into a more manageable home now that the kids have grown....NOW IS THE TIME! With all the Real Estate Guru's reporting, these numbers will NOT hold for long and we will not see them this low for a long time to come. Don't miss your chance, come in and talk with me today and we'll find you the home that suits you wants & needs before the market turns again.
