End of Year Housing Market Update for Champaign County!

The new year has begun, giving us time to reflect on 2017. The stats for the housing market throughout Champaign County are in! November 2017 saw many changes in pricing and closed sales compared to the previous year. As the market progresses, it will be interesting to see what happens in 2018. The one thing you can be sure of....we will be here to up date you along the way!

 

Champaign County saw a 3.97% increase in average home sale price in November 2017 compared to November 2016, at $171,759 this year compared to $165,361. The  average home sale price year-to-date through November 2017 reached $174,796, which is a 2.45% increase from this period in 2016. The median home sale price (i.e. the typical market price where half the homes sell for more and half for less) for single family homes and condominiums was down 0.64% from $139,900 in November 2016 to $139,000 in November 2017. However, in terms of year-to-date through November 2017, the median home sale price in November of 2017 was up 3.45% at $150,000.

 

While sale prices increased, the total number of sales decreased. November 2017 saw 171 sales, down 19.72% from November 2016 at 213. The year-to-date sales through November 2017 was down 4.45% from last year. The communities of Mahomet and Monticello saw more homes sold in November of this year, as compared to contrast. Champaign, Savoy, and Urbana all experienced a decrease in sales. Homes sold in November stayed on the market for an average of 84 days, an increase up from 79 days during November 2016.

 

These discrepancies between November 2016 and November 2017 are not all that surprising. November 2016 experienced an unusual 10 year high sales boom. Demand for homes, especially amongst first time home buyers, continues to increase. The supply of home continues to have a hard time keeping up. And, although increased sale prices are good news for sellers, it makes it more difficult for buyers to find homes within their price range.  

 

2018 will continue to see higher prices as well as higher interest rates. Winter Fun in Champaign/Urbana!

The weather in Champaign/Urbana has been freezing! Beat the cold weather blues and appreciate the stunning winter wonderland in our area by checking out these upcoming outdoor events for some great family fun in our area!


 

The Wonders of Winter: Winter Drop-In Event

Date: Friday, January 12th

Time: 12:00 pm - 4:00 pm

Location: Homer Lake Forest Preserve (2573 South Homer Lake Road, Homer)

Learn what the animals are up to doing the winter months. Look for animal tracks, learn which ones are hibernating, create a craft, and warm up with some hot chocolate. This is a fun event for all ages. Call (217) 896-2455 or email jwick@ccfpd.org for more information.

 

MPRD Skate on Main

Dates: Friday, January 12th - Saturday, January 13th

Times: 4:00 pm - 9:00 pm (Friday) | 12:00 pm - 9:00 pm (Saturday)

Location: Downtown Mahomet (Main Street, Mahomet)

Head to beautiful downtown Mahomet for some ice skating fun. Sponsored by YoYo's Frozen Yogurt, this event will feature a 40x48 foot synthetic ice rink on Main Street between the Village Administrative office and Cornbelt Fire Protection District. Along with skating, enjoy Disney characters, music, food trucks, fire pit, and more family fun. The cost is $9 per person.

 

Night at the Museum: Polar Party

Date: Saturday, January 13th

Time: 5:00 pm - 8:00 pm

Location: Orpheum Children's Science Museum (346 North Neil Street, Champaign)

Drop off your children (ages 4-12) for a night at the museum. Children can check out their favorite exhibits and learn about the penguins, polar bears, and the polar world. A pizza dinner is included. The cost is $25 per child and $20 for museum members. Register HERE.

 

Frozen 5K

Date: Saturday, January 20th

Time: 9:00 am - 11:00 am

Location: Hessel Park (1400 Grandview Drive, Champaign)

Tips to Winterize Your Champaign/Urbana Home!

The winter season is upon us in Champaign/Urbana! Keep your family warm and toasty all winter long in your home! Winterize your home by following these simple tips and see your energy costs lower with the temperature outside!

 

  • Install an Energy Monitor to discover where and how your home uses the most energy.

  • Use a Window Insulation Kit to add an additional buffer against cold air.

  • Dodge the Drafts by caulking and weatherstripping around drafty doors and windows.

  • Install Storm Doors and Windows for added energy efficiency.

  • Change Furnace Filters to increase airflow and keep your family healthy all season.

  • Clean and Adjust Your Heating System to help lower your energy costs and keep it working properly.

  • Upgrade to an Efficient Furnace that will reduce your heating costs for many years to come and increase your home's value.

  • Adjust Your Thermostat anytime you leave the house and do not need to use as much heat.

  • Insulate Your Pipes to cut back on hot water costs and avoid burst pipes.

  • Add Insulation between walls, on the basement ceiling, and the attic floor to help heat remain in your home.

Celebrate the start of the holiday season with some good old fashioned fun in beautiful Monticello! Enjoy unique shopping, delicious treats, beautiful carols, and more while sampling red wine. Take a fun carriage ride and have your photo taken with Santa and his reindeers! Tickets must be purchased in advance online.
